- 32 (c) the Lessor shall provide to the Lessee a copy of any notice received by the Lessor under Clause 8 or subClause 28(1) of the head Lease within 14 days of its receipt but if the Lessee holds more than one lease from the Lessor containing a covenant in the terms of this covenant the provision by the Lessor of one copy of such notice under any one such lease shall be deemed to be compliance with this covenant; (d) the Lessee may at or prior to the expiration of the Lease take, remove and carry away from the Demised Premises all fittings, plant equipment or other articles upon the Demised Premises in the nature of tenant's fixtures brought upon the Demised Premises by the Lessee, but the Lessee shall in such removal do no damage to the Demised Premises or shall forthwith make good any damage which he may occasion thereto. 4. Insurance ( 1) The Lessee shall during the Term insure and keep insured the demised Premises against such risks as the Lessor may reasonably require from time to time which risks may include damage or destruction by fire, water, earthquake, lightning, explosion, storm, tempest, riot, strikes, civil commotion, malicious damage and impact by vehicles or aircraft, for not less than their full insurable value on a replacement or reinstatement basis. (2) The Lessee shall effect and keep effected in respect of the Demised Premises adequate public risk insurance (being not less than Si,000,000.00 or such reasonable higher amount as may be notified by the Lessor from time to time) and shall notify the Lessor or the details thereof. ( 3) In the case of any loss or damage arising from any cause covered by the insurance required under this clause the Lessee will immediately apply for and expend the moneys received by virtue of such insurance in restoring, replacing, repairing or reinstating the same and in the case such moneys are insufficient for that purpose the Lessee shall pay the balance out of his own money. (4) The Lessee agrees that the occupation and use of the Demised Premises by the Lessee or its sub-tenant or licensee is at the risk of the Lessee.
