Not only does this home have quality features throughout, it also offers great value for money for owner-occupiers and investors. FANNIE BAY is one of Darwins most prestigious suburbs. Close to the city, surrounded by thriving eateries and a pristine coastline, it is a place in demand. New to the market is this elegant and affordable townhouse giving many the opportunity to live in Fannie Bay. Belle Property Group selling agent Paul Heron said the Philip St property was a unique and modern townhouse with an attractive floorplan. Its location is near perfect, he said. This home has a broad and appealing palette with timber, iron and copper accents, generous bedrooms and handy utility spaces. Mr Heron said the home was a balance of a practical and well thought out layout and aesthetic design. Just inside the entrance of the home is the luxury staircase. To the left of the foot of the staircase is the the open-plan living area including a dining room, lounge and kitchen. A great living and kitchen space is located on the ground level of the home with breezy flow through to the sparkling plunge pool, Mr Heron said. The entertainers patio has seamless accessibility to living and kitchen and is surrounded by gardens easy to care for. The kitchen has a teal backdrop contrasted by the wooden, white and charcoal colours of the rest of the modern kitchen. Heading upstairs, the master bedroom has a large ensuite with double vanity and Juliette balcony overlooking the pool and entertainers area. There is ean xceptional second living area which could be used as a parents retreat or a huge study or office, Mr Heron said. The second bedroom has a walk-in-robe and the third bedroom has a built in robe. There is a versatile upperlevel storeroom with brilliant laundry chute and the home is tiled throughout to ensure its kept cool all year round. The main bathroom has beautiful standing bath tub, Mr Heron said. The two-car garage is lockable and remote controlled. Location is a major attribute of the Fannie Bay lifestyle, with most places only a short walk, Mr Heron said. It is close to shops, restaurants, Darwins CBD and sunsets at the beach. The bike paths with water vistas and parklands are also only moments away. MOLLY BAXTER Close to perfection SUBURB: Fannie Bay ADDRESS: 2/16 Philip S AGENCY: Belle Property Group AGENT: Paul Heron 0421 060 838 OPEN: By appointment PRICE: $830,000 BEDROOMS: 3 BATHROOMS: 2 CARPARKS: 2 THEBESTBITS Bath or shower? The big decorating dilemma bath for the larger home that is usually enough, unless the property is at the upper end of the market. But the question is where to locate this. In a family home, ideally the one bath is located in the family bathroom so it can be easily used by all. Alternative placement is within the master ensuite, ideally not in an open plan design form, as other family members may want bathing privacy. As a general guide, the small spa bath and the corner bath are all generally out of favour in my opinion across all property types and markets. The bath in the room concept is often perceived as a rather luxurious option, but not ideal if it is the only bath. Baths are always popular for families, especially if you have young children, cold winters or quite simply a large home. The shower I believe is king overall but most seem to dislike the standard size shower of 900mm x 900mm. So go those extra few millimetres, minimise glass screen areas as they just need constant cleaning and dont forget the recessed niche to place your shower products, ideally on a wall out of sight from the main space.
