8. 9 . ....... - 34 remedied within twenty-one (21) days (or such further time as the Lessor may allow after taking into account the nature of the default and the time required to remedy it) after notice in writing specifying such default and requiring the Lessee to remedy the same has been given by the Lessor to the Lessee; or (c) an order is made or a resolution is passed for the winding up of the Lessee other than for the purpose of amalgamation or reconstruction. (2) In the event that the lease is terminated pursuant to this clause (a) the Lessor may re-enter into and upon the Demised Premises or any part thereof in the name of the whole and the Lessor shall have again, repossess and enjoy as in his first and format estate anything herein to the contrary notwithstanding; and (b) such termination shall be without prejudice to any right of action or remedy of the Lessor in respect of any antecedent breach of any of the covenants by the lessee contained in this Lease. (3) In this clause an "event of force majeure" means any event or occurrence beyond the control of the Lessee and without limiting the generality of the foregoing that expression shall include, industrial . dispute, fire, flood, civil disruption, war and acts of God. (4) If at any time the Lessee by reason of an event of force maj eure is unable to perform or observe any term or condition of this Lease the Lessor shall not be entitled to terminate this Lease pursuant to this clause. ( 5) The Lessee shall give becoming aware of an affecting its ability condition of this Lease event of force majeure. notice to the Lessor on it event of force majeure to observe any term or and upon cessation of that Any notice to be served or given by one party to the other pursuant to this Lease shall be in writing and shall be served or given by sending it by pre-paid post to the party to whom it is addressed at the addresses specified above or such other address as one party may notify to the other.
