Chris Winter of valuer Herron Todd White said parts of the new suburb were badly affected'' by insects. He said at times - such as full moon and high tides -outside parts of homes were unusable''. Mr Winter said some tenants had broken their leases and owners had moved. But he said this had not dampened the enthusiasm for Bayview. This is more likely due to the fact that it is difficult to quantify the extent that the insects may affect a particular house or area. Also, some people are more tolerant than others, not viewing it as a significant problem.'' Mr Winter said the estate was well regarded and much sought after, partly because it was on the waterfront and close to the city centre. In a discussion on investment properties in the latest edition of the Herron Todd White news bulletin, he said Bayview was not the only place affected by midges and mosquitoes. Anything near or around major water sources can be a problem and the impact can be erratic, affecting one small area worse than others, with seemingly little explanation.'' Mr Winter said the back of Leanyer also had an insect problem. Here there is a buffer zone of larger allotments between the scrub and the higher density residential suburb, but in periods of high insect activity this can still reduce the enjoyment of external spaces.'' Mr Winter said the risk of flooding also had to be taken into account when buying a rental property.
