First and foremost, real estate agents dont set the rent prices, the open market sets the price. If someone pays the asking price, then thats the current weekly rent for that particular property, thats it. If the asking price is too high people just wont rent it, and it sits costing the landlord lost revenue, greed has a price. However, landlords are not charity organisations, and the cost of maintaining a rental property is not cheap ask any landlord who has had to have tradesmen turn up for minor repairs constantly, the local electrician or plumber can quickly reduce rental income, and guess who has to make up the short fall on the mortgage, yep the landlord. When the rates, water bills and insurance comes in, guess who has to pay them, yep the landlord, and when the airconditioner goes bang in the night, we are talking thousands of dollars to replace the old unit with a new one, and guess who pays for that, yes again its the landlord. So, as the property gets older the maintenance increases as the wear and tear takes hold, fans, ovens, carpets, airconditioners, light fittings, plumbing, even the door handles have to be replaced, not to mention painting, so the price of rent will be reflected in how the property is presented and maintained. A brand new home/unit in mint condition will dictate a higher rental value than an old run-down poorly maintained unit/house, lets face it if you are going to pay a small fortune in rent, you would expect value for money. On the other side of the coin, the poor landlord has paid a large fortune for that property, and has all the maintenance issues, and why has he/she purchased the property? Simple, as an investment, thats right folks, to rent it out to cover the mortgage, as a tax deduction, and as a capital gain as the equity grows. And guess what, did I mention capital gain, well guess who has to hand over half his profit to the tax man when the investment property is sold, yes, the landlord. So hopefully this explains why the landlords try to gain the maximum amount of rent for their property, wouldnt you? So what does every landlord need?
